The floods in Bangkok have made people think twice about the location they want to invest in. Flooding has become a new decision making factor when it comes to buying a house, acquiring land and approving home loans.



All low-rise projects affected by the floods experienced no sales, those in areas not affected by the floods experienced normal or below normal sales due to the slump in the market. Condominiums in areas not affected by the floods experienced better than normal sales due to people looking for a second home for flood evacuation.

Demand for housing is expected to move to areas not affected by the floods. Developers are wary of this shift and certain projects located within flood affected areas are being delayed so flood-protection systems can be installed.

Implementing flood-protection systems has become a new issue facing many developers in order to resume consumer confidence and use a project’s selling point. It covers protection at project site as well as each unit in the project. At project sites, flood protection design includes filling up land levels and main roads in the project. Developers will also make a small hill at an entrance that will function as a barrier while at the same time strengthening fences that will help prevent water flowing above and beneath ground level.
